A shell with a keyhole in it

Mary Esther has been a place people arrive at for a long time. In 1842 a man named Jesse Rogers drove a cattle herd all the way from Louisiana, hit the shore of Santa Rosa Sound, and stopped. The town took its name in 1871, when John Newton opened the first post office here.

People have been arriving ever since β€” and, just as often, leaving. This is a town people pass through, and it turns over faster than its size suggests. Houses change hands. Rentals change tenants. Keys change pockets.

What that churn does to a lock

It means the honest answer to "should I rekey?" here is almost always yes. Not because we want the work β€” because in a town where the people in a house change every couple of years, nobody can tell you how many keys to that front door exist. The previous tenant. Their friend. A property manager who left in 2021. It is a twenty-minute job and it ends the question permanently.

The Sound does its own damage, more slowly:

  • Salt air off the water stiffens latches and seizes sliding-door hardware
  • Exterior deadbolts on the south-facing side corrode from the inside out
  • Screen-porch and Florida-room locks are usually the first to quit entirely
  • Padlocks on sheds and dock boxes turn into paperweights in about two seasons

The order things fail in, on the Sound

Salt does not attack a house all at once. It works through it in a sequence, and after enough calls in 32569 you can almost set your watch by it. Here is the order, so you can catch yours early.

The screen porch goes first

Florida-room and screen-door latches are thin, unplated, and permanently outdoors. They are the canary. When that latch starts needing a shove, the salt has arrived and everything else on that elevation is on the clock.

Then the padlocks

The shed, the gate, the dock box. A hardware-store padlock left facing the water is a paperweight in about two seasons β€” the shackle seizes in the body and no amount of spray brings it back. Brass body, stainless shackle, or expect to cut it off.

Then the slider, then the bolt

Sliding doors stiffen, then the exterior deadbolt starts corroding from the inside out β€” where you cannot see it. And here is the part people get wrong: do not spray oil in it. Wet oil holds salt and grit against the pins like flypaper and turns the cylinder into grinding paste. Dry graphite or a PTFE dry lube. Nothing wet.

Questions we actually get asked

My key turns but the car won't start. Is that the lock?

No β€” that is the chip, and it means the lock is fine. Your key has a transponder in the head, and the car interrogates it every time you turn the ignition. If it does not get the right answer back it cuts fuel and spark, so the engine cranks and dies. Nine times out of ten this is somebody who had a key copied at a hardware store: the blade was cut correctly, so it turns the lock, but nobody programmed a chip to the car. We can program one at your vehicle.

The deadbolt only throws if I lift the door. Do I need a new lock?

Almost certainly not, and this is worth knowing before someone sells you hardware. If you have to lift or lean on the door to get the bolt over, the door has settled β€” the hinges have sagged or the frame has moved β€” and the bolt is now hitting the strike plate off-center. The lock is doing its job perfectly. The fix is at the hinges and the strike, and it is a much smaller job than a new deadbolt.

How many spare keys should a house actually have?

Three, and not all cut from the same worn original. One in daily use, one somewhere in the house that is not the front door, and one off the property with somebody you trust. What matters more than the count is where they came from: a key cut to the code is at factory specification, while a copy of a copy is not, and a household with three unreliable keys usually has one worn original and two traces of it.

I'm a landlord and my tenant just moved out. What do you actually recommend?

Rekey between every tenancy, without exception, and stop thinking of it as an expense β€” in a town that turns over like this one, it is the cost of knowing who can open your door. If you are cycling tenants regularly, a code-based lock is worth a serious look: you issue a code, you revoke a code, and you never chase a key again. It still needs a real deadbolt behind it, and it still has a battery that will die eventually β€” but for turnover it pays for itself faster here than almost anywhere.

Keys, blanks and key control

Most of what goes wrong with a lock is actually going wrong with the key, and almost nobody looks there first. This is the part of the trade that gets skipped, written out properly.

What a key actually is

A key is a set of measured depths on a blade, cut at fixed spacings, referenced from a shoulder that sets how far the blade enters. Those depths are what push each pin in the cylinder to exactly the height where the plug can turn. The tolerance is small β€” a few thousandths of an inch per cut β€” and everything below follows from that.

The combination of depths is called the bitting, and it is a number, not a shape. Two keys with the same bitting are the same key whatever machine made them. That distinction is the whole reason a key can be cut correctly without the original in front of you, and the reason a traced copy is not the same thing as an accurate key.

Why copies drift

A duplicating machine works by tracing. A stylus rides along the original while a cutter mirrors its movement into a fresh blank. It is fast, it is cheap, and it faithfully reproduces whatever it is given β€” including wear.

Brass is soft. A key carried in a pocket for years loses material exactly where the work happens: the shoulder that sets depth, and the peaks of the cuts that lift the pins. Trace that key and the new one comes out a fraction shallow. Trace the new one and the error compounds. By the third generation the key is meaningfully off specification, and the symptom is completely characteristic: it works in a fresh cylinder and fails in the tired one on your own front door. When a household has several keys and only one of them is dependable, this is nearly always the explanation, and the tired cylinder is not the problem.

Cutting to code fixes it. If the bitting can be established β€” from the lock, from a code stamped on the original, or by decoding the cylinder β€” a key can be cut to the original specification rather than to the shape of worn brass. That key is sharper than anything currently on your ring, and it is the one to keep as the reference every future copy is made from.

Blanks: the part nobody inspects

A blank has to match the keyway β€” the profile of grooves milled along the blade that lets it enter one particular family of cylinders and not another. Get that wrong and the key will not enter at all, which is at least obvious.

The failure that is not obvious is material. Cheap aftermarket blanks are thinner and softer than manufacturer stock, and under torque they flex rather than turn. A flexing key does not open a stiff lock, it fatigues β€” and it eventually snaps, usually at the shoulder, usually in the cylinder, usually at the worst moment. If a key has a visible bow in it, that is the warning. And a key that has already been straightened once has a crack in it whether you can see the crack or not.

A related note on plastic-headed and decorative keys: the head is not the problem, but a head that has cracked lets the blade rotate slightly in the grip, and that changes how force reaches the blade. Keys that spin in their heads get retired, not glued.

Restricted keyways and key control

Ordinary blanks are sold on racks everywhere, which means a key can be copied by anyone holding it for ten minutes with no record that it happened. For a house that is a minor issue. For a rental, a small business, or any property where keys are handed to people who are not you, it is the whole issue.

A restricted keyway uses a blade profile the manufacturer controls and does not sell openly, so copies cannot be produced at a kiosk. Combined with a simple written register β€” which cylinder is keyed to what, and which named person holds which key β€” it converts a pile of locks into something you actually control. It costs more per key. On a property that hands keys to strangers it is the single most effective thing available, and it is far cheaper than rekeying every time somebody leaves.

Keyed-alike sets are the other half of sensible key management. A property with a front door, a back door, a shed, a gate and a storage room does not need five keys, and a ring of five is how keys get lent, copied and lost. Matching them costs nothing extra at the moment the cylinders are already apart.

When a key breaks

Keys almost never break from a single event. They break because they were already fatigued β€” bowed from being used as a lever, cracked at the shoulder, or soft-blank stock that has flexed one time too many β€” and the break happens when the key is turned under load, which is usually in a cylinder that has become stiff.

What to do is short: stop. Do not push the fragment further in trying to line it up with something. Do not go after it with pliers or a screwdriver, which converts a straightforward extraction into a wrecked cylinder. Do not use glue, a suggestion that circulates freely online and reliably ends in a replacement lock. Leave it exactly where it is and say on the phone that there is a fragment in the lock so the right tools come out on the first trip.

The other half of the job matters as much: cut a fresh key. The remaining copies are the same age and the same wear as the one that just snapped, and one of them is next.

Padlocks, storage and the hardware outside the house

Mary Esther keeps a lot of things behind padlocks β€” sheds, gates, dock boxes, storage units, trailers, tool chests β€” and padlocks fail in a way that surprises people because they seem like simple objects.

Grade is not marketing. A padlock's real security lives in three places: the shackle material and diameter, whether the shackle is shielded or fully enclosed by the body, and how the shackle is retained β€” locked on both legs, or only on one. A cheap lock with a thin exposed shackle is a deterrent against nothing in particular. It is worth knowing what you have rather than assuming.

The hasp is usually the weak point. A good padlock bolted through a soft hasp with exposed screw heads is protecting the padlock, not the door. The staple should be through-bolted and positioned so its fasteners are covered when the hasp is closed. Upgrading the hasp is frequently a bigger improvement than upgrading the lock hanging from it.

Weather ends them. A hardware-store padlock left facing the water seizes in its own body within a couple of seasons β€” moisture wicks in, the shackle spring corrodes, and the mechanism packs with salt and grit until nothing turns. Once seized it gets cut off; nothing sprayed in recovers it. Fit a weather-rated lock with a brass or stainless body and a stainless shackle, and dry-lubricate it once or twice a year. Never with a wet oil, which holds salt and sand against the mechanism and accelerates the exact failure you are trying to prevent.

Storage units and cylinder locks. Most self-storage now uses a disc-style or cylinder padlock β€” a squat round body with a very short exposed shackle β€” precisely because there is so little to get hold of. If you rent a unit, that shape is worth choosing on purpose. Keep the key off your main ring, because a storage key on a lost keyring gives a stranger both the address and the access.

Trailer and equipment locks are consumables. Coupler locks, receiver locks and toolbox cylinders live in road spray year-round, and the small tubular locks in cheap toolboxes are always first to go. Check them before you need them, not after.

The small locks people forget entirely

File cabinets, desks, display cases, tool chests, gun cabinets, till drawers, interior privacy sets. These use small wafer or tubular cylinders, they are usually keyed from a code stamped on the lock face or the original key, and they are almost always replaceable rather than repairable. If you have inherited a cabinet with no key, the code on the face is frequently enough to produce one without any damage at all β€” worth checking before anyone suggests drilling something.
